The Facilities Manager oversees the credit union's maintenance of
physical buildings and equipment, coordination of our mailroom and
courier service, supply management to assure the optimal quality,
efficiency and safety for our employees and customers. The
Facilities Manager shall work closely with other business units to
support organizational goals and to deliver a positive banking
experience for our members. This position will support the Citadel
Value's and Brand Promise with building codes and quality
standards. This position is responsible for the capital
improvements for maintenance including project planning,
scheduling, resource allocation, project accounting and control,
while providing technical direction and ensuring compliance with
quality standards, codes and brand alignment.
Responsibilities
Implement and manage the property and building maintenance schedule
to ensure the efficient and timely completion of facility and
maintenance items so that a safe and aesthetically pleasing
environment exists for our members and employees.
Establishes and maintains an effective system of communication
within the organization and maintains effective working
relationships with diverse groups and individuals within the
organization.
Attend external business meetings regarding permitting and
application approvals as needed.
Responsible for oversight of the maintenance mechanics. Oversees
staff work schedule to ensure maximum productivity and quality.
Responsible for managing the space of human capital across the
organization, both commercial office and retail branch buildings of
over 100,000 square feet of usable office space, and 100,000 square
feet of parking facility and exterior property.
Ensures that the productivity of the department is maintained
through effective monitoring of staffing levels.
Conducts regular meetings and site visits to keep staff informed
and to resolve problems.
Manage projects related to maintenance and capital improvements.
Project Management responsibilities will encompass all aspects from
inception to close out and will include working with other
departments on project resources.
Will oversee vendor management and bidding for reviews
Establishes and maintains an effective system of communication.
Responsible for preparation of an annual Facilities department
budget and for operating within that budget Reviews applicable
invoices for accuracy and approves them for payment within approved
authorization limit.
Conducts performance reviews and makes recommendations for salary
adjustments of staff.
Required to be on-call 24x7 for 1 week (Saturday through Friday)
per month to oversee off-hour maintenance calls and emergencies.
May be required to assist staff when on-call.
Performs other duties as assigned.
Qualifications and Education Requirements
7+ years Facilities Management and Project Management/General
Contracting with an emphasis on construction related projects.
Knowledge of Facilities Management, Construction Management, with
design understanding and firsthand experience with mechanical,
HVAC, plumbing, electric, carpentry and site planning.
- Management experience required.
- Must be familiar with the critical equipment for Data Centers;
CRACs, Generators, UPSs, and Building Management Systems.
- High School diploma or equivalent; bachelor's degree or
Facilities Management Certificate preferred.
Additional Skills/Notes
- Microsoft Office, Microsoft Project, or other project
software
- Familiar with BAS (BacTalk, BACnet, Modbus), CMMS and RCAs
- Ability to read and interpret building blueprints and
construction documents.
- Must have excellent communication skills
- Ability to do basic algebra and geometry preferred
- Basic Math skills required.
- Valid driver's license required
Performance Measurements
Performance is based on the Citadel corporate scorecard as well as
departmental and individual goals.
Work Environment
While performing duties of this job, the employee regularly works
near moving mechanical parts. The employee occasionally works in
high, precarious places and is occasionally exposed to extreme heat
and risk of electrical shock. The employee occasionally works in
outside weather conditions and is occasionally exposed to wet
and/or humid conditions, fumes, or airborne particles, toxic or
caustic chemicals, extreme cold, and vibration. The noise level in
the work environment is usually moderate but occasionally loud.
Physical Demands
While performing the duties of this job, the employee is frequently
required to stand; walk; use hands to finger, handle, or feel
objects, tools, or controls; reach with hands and arms; climb or
balance; stoop, kneel, crouch, crawl, or bend; and talk or hear.
The employee is occasionally required to sit. The employee must
frequently lift and/or move up to 10 pounds and occasionally lift
and/or move up to 80 pounds. Specific vision abilities required by
this job include: close vision, distance vision, color vision,
peripheral vision, depth perception, and ability to adjust
focus.
